Ceiling in. Vandag gou die badkamer vloer geplak - maar om water van die hout af te hou. Badkamer muur moet ingesit word, stort aanmekaar gesit word (self-contained unit), toilet op sy plek vasgemaak word, wasbak moet plinth kry en ingesit word, mure word dan gedek in Everite Easy Plank in stede van teëls. Dan is badkamer finito.
Dan die res....kombuisie moet kaste kry, nog ander kaste moet ingesit word, trap reëling, balustrade.
Waneer dit klaar is kom die finishes - cornicing, skirtings, verf, vloer verf en seël.... 1001 goettertjies. Wil hom klaar hê voor einde Feb. :shock2: :shock2: :shock2:

En dit kos 'n plaas se prys. Met dié dat die maatskappy waarvoor ek vir 13 jaar gewerk het skielik in Sept besluit het hulle maak toe sodat eienaars kan aftree (het my 3 weke kennis gegee) sit ek nou darem met ander werk, maar verdien peanuts. So ons het bietjie met ons financial advisor gesels en die man reken toe ons het beleggings wat nie baie vinnig groei nie en nie groot returns gaan gee nie. Sal beter wees om van daardie geld te belê in die huis en my grot te verander in iets wat ons kan uithuur. Nouja. So nou werk ek my alie af dat 'n ander ou lekker in my grot kan kom bly :laugh2: .

Ek het nie te lank terug my kombuis oor gedoen so ek weet die dinge is baie duur. Maar dit lyk na 'n leker spasie, als die moeite werd as dit klaar is. :thumbup:

Dit lyk baie goed, jy doen 'n goeie werk.

Daardie was goeie finansiële advies. Onthou net eending, jou keuring van jou huurder is die belangrikste ding wat jy doen. As jy hom reg kies, mag jou probleme dalk min wees. Dink so daaraan; Indien iemand by jou huur vir R5k per maand is dit so goed soos hy koop 'n R200k se voertuig. Die bank gaan nie vir hom 'n R200k lening gee net gebasseer op 'n salarisstrokie nie. Jou vereistes moet wees salarrisstrokie, ses maande se bankstate, verwysings, ens. Jy moet kan sien die huurder kan bekostig om die huur te betaal. En doen die moeite om die vorige landlord te bel. Enkel ma's met kinjers is ongelukkig gereeld 'n risiko (nie almal, maar is wel iets om aan te dink), sodra dit swaar trek gebruik hulle die kinjers om op jou gewete te speel.

+1 Maak ook seker jy kry ook 'n 100% deposito van vooraf - niks verskonings nie. As hulle nie deposito kan betaal nie kan hulle die woning nie bekostig nie - klaar 'n probleem van die uitset.

Oh - and draw up a lease agreement for the tenant to sign. Doing it yourself, it may perhaps not conform to legal standards but it does prove intent to abide by your conditions. Also keep photographs of all aspects of the dwelling before occupation so that you have a reference of it's condition.

I currently have 28 tenants in my properties and it can become a headache as well as a possible income loss if your ducks aren't kept in a neat row. I have an estate agent handling the bulk of them but even they make the occasional slip up.

Ek het die eiendom so sestien jaar terug gekoop en so drie jaar terug besef dat ek 'n wegbreek plek nodig het anders gaan daar probleme met die huwelik wees. As ek nog een keer moet vra of ek asseblief kan rugby kyk en nie hoe 'n kaalkop snaaks sprekende tv persoonlikheid vertel hoe hy kos maak en tafels dek nie raak ek van my kop af. Hier is nou 'n paar fotos van my "MAN CAVE". Hier is waar ek en my twee seuns, Dewald (27) en Rynhardt (18) ons dinge doen en beplan. Al wat hier na gekyk word op die telly is sport en al wat oor gesels word is die volgende 4x4 toer, volgende airsoft game of wat daar te drink is en watse drinkgoed "out of stock" is en dan natuurlik wat gebraai gaan word.

Ons huis reël: as jy dit vir 'n jaar lank nie gebruik het nie gaan dit liefdadigheid of ashoop toe. Natuurlik tel dit nie vir die goed in my garage nie.

My garage's floor never was very strong, it degenerated over time and lately the steel wheels of the trolley jack pushed holes in the floor. So we removed the old skreed and replaced with a new, stronger skreed.
I decided to epoxy coat it this time.

The whole garage got a bit of a revamped and clean out. Replaced all the tool boards with new ones and re painted the old steel cabinets. Luckily I could use the neighbour's garage during construction. Took me a whole Saturday to move everything to his garage and it took me 3 days to move it back and re-arrange everything.

Yes, is epoxy, the one you mix with a hardener, they use it for commercial floors.
